How much will it cost me to let my property?

Energy Performance Certificate
Currently valid for 10 years,  you will need to make this available to tenants at the earliest opportunity... Rent the House can arrange your EPC for you.

Letting agent commission
Your letting agent's commission fee, which is usually payable when a tenant is introduced and enters into an agreement to let the property. This is charged as a percentage of the agreed rental price + VAT at the prevailing rate.

Gas Safety Certificate
According to Gas Safey Regulations 1998 every rental property in England & Wales must have a Gas Safety Check carried out every year.  Rent the House can organise this for you.

What are my upfront costs?

Basically nothing! Should you wish us to carry out for example a gas safety certifi cate or energy performance certificate, we will arrange this on your behalf and recover the monies from the first rent collected.  If you remove the property from the market prior to a tenant moving in, we will require payment for any costs incurred, this includes a “to let” board.
